To every buyer out there, your home is just like the many others they have looked at. To really set yourself apart you must offer something the others are not. Pricing it too high or not showcasing the home's best feature can really drop your home down on the priority list. Make sure you know that your home needs to shine better and be priced better than every other home out there to really get the home sold.
2. Getting emotionally involved.
If you can't leave the house while buyers are touring, or if a buyer that has a low ball offer completely makes you come unhinged, then you may be too emotionally involved in the sale. Remember that the goal is to sell the house. If you were a buyer in the same situation, you would want a deal also. This doesn't mean you should take every dirt cheap offer that comes your way, but handle it in a business mind set and counter offer with a reasonable negotiation. Let buyers view the home comfortably so they remember the home itself, not the seller that shadowed them through the home.
3. Selling AS - IS
This is probably the worse sin when it comes to selling. Unless you don't care that it sits on the market forever or that you may never get close to what you are asking for it, this is a no no. Make sure you repair anything that buyers will see and want done. Update where needed and stage appropriately.
